Previous updates reported progress with the Indian Muslim Welfare Society (IMWS) to acquire 2,100 square metres of land opposite the Al-Hikmah Centre where the new Masjid, to serve the wider community, will be constructed Insha’Allah. On Friday 29th October 2020, documents were signed and the land was legally transferred to Al-Ihsan Trust at an agreed price of £175,000 (excluding fees and associated costs) paid in full to IMWS.
This has not been an easy process, it has required a lot of hard work and patience. Mr Ebrahim Chopdat, Vice Chair and Mr Ismail Loonat, Secretary were the nominated office bearers from Al-Ihsan Trust who attended the symbolic signing event.
Al-Ihsan Trust is grateful to the legal team at XYZ Law Solicitors for their support and due diligence in bringing this matter to an amicable conclusion. Mr Anis Dadu, Managing Director of XYZ Law Solicitors (www.xyz.law) commented as follows:
“The land acquisition process has taken longer than any of us realised, notwithstanding the impact Covid-19 has had. We thank everyone involved for their patience as it is important the legal basis of any land exchange is clear, transparent and is understood by all parties, including Al-Ihsan Trust who we represented. It was a privilege to assist with this project for a much needed Masjid. We hope and pray that it brings benefits to the wider community for generations to come”
Bashir Karolia, Chair of Al-Ihsan Trust had the following message:
“By the grace of Allah Almighty, another significant milestone has been achieved in our collective objective to establish a Masjid opposite the Al-Hikmah Centre. I would like to take this opportunity to thank everyone involved in concluding the land purchase; to both legal teams, to IMWS, to Committee Members of Al-Ihsan Trust and above all to the wider community for their Duas and generous Lillah donations without which this would not have been possible”.
Dr Imtiyaz Patel, Chair of IMWS commented on the land exchange as follows:
“We are very pleased that the transaction between IMWS and Al-Ihsan Trust has been completed. I would like to thank everyone from Al-Ihsan Trust and wish you our prayers in delivering a new Masjid on the land opposite the Al-Hikmah Centre”.
It is imperative to keep momentum going as the continued Covid-19 restrictions has reminded us all just how important Masjids are to our daily routines and in the pursuant of our faith. We therefore need to progress at pace and secure a start on site before the formal planning approval lapses.
Abdul Aziz Ravat, had the following comments on the specific next steps:
“Considerable progress has been achieved by the community. The focus from this point is on Phase 4 of the project and secure funding to commence construction. In addition to the full planning package, we need to enlist specialist support to develop the detailed technical drawings for tender. These need to be in place to form a robust basis for costing but also for any further technical work required to ensure the building is resilient and meets all standards. A detailed Performance Specification is also required for the Mechanical & Electrical requirements within the Building Contract and interrogated and refined to achieve full functionality. The ultimate benefit of this work is certainty for Al-Ihsan Trust and specify risk and liabilities during the build if new costs emerge. However, Phase 4 will require an enormous amount of work, resources, inevitably take time and only proceed as fast as funding allows. So a sincere humble plea from me for everyone’s continued patience, financial contribution and above all Duas”.
Completing the land transfer enables the Al-Ihsan Trust to progress, namely agreeing all the detailed designs of the building with cost certainty, produce a tender pack, commence a tender process that Insha’Allah leads to the appointment of a qualified construction partner and start the physical building works on the site now acquired from IMWS.
